Although National properties are proudly announcing the delay of the final payment over three installments and making tall cliams that it owuld be big respite to the owners, none of the members is happy with the offer. The loss that the owners have suffered in form of paying rents, or loss of rent income due to delay in the project completion. The reasons furnished for the delay are too vague like supporting infrastructural agencies (DM/ RTA) since it is not members look out. Nothing less than 30% reduction in the prices would offset the losses that the members would suffer. And such reductions in the prices are not new things, many developers have done that, National Properties has additional responsibility to safeguard interests of bond holders.

Joyce!!! Thanks for your comment. That is exactly how I feel. I have paid 45,000 Dhs because of this delay so I can have a "temporary" place to stay while my appartment is being "delayed".
45,000 for my studio is the ONLY acceptable compensation that I can accept.

Joyce is absolutely correct. There should be 30% reduction in the price. We have been interest on the remaining amount till this date.
Developers are responsible for the delay in the project and usually compensate investor/owner in case such huge delays. In this case almost two years. So all of us should be compensated.
This is how it is done through out the world, why this project should be different? I would rather say if they do not agree. We should to court.

Thanks

The reasons for the delay furnished by National Properties like the supporting infrastructural agencies didn't finish work in time or the cost was borne by National Properties don't hold good ground. In case if a members delays in EMI or other payment he or she has to pay heavy penalties. So why members should be penalized for any delay from the developer side it is their look out members have nothing to do. There are talks that the negotiated rate would be AED 850/ per sq ft. Even though that doesn't compensate the original buyers (AED 650/-) since loss on the account of paying rent or loss in revenue due to rental income. The existing rate in the vicinity is around AED 450 - 500 with no potential buyers.

It is not good enough of a reason. It is the developer responsibility to deliver on time, if the developer can not deliver on time than should compensate the investors.

Is going to court an option if the developer does not compensate us for the delay and the loses we incurred because of the delayed handing over the apartments to us?
Thanks
